So often people take the time to complain, but rarely take the time to commend. It is with great pleasure that I take this opportunity to share my experience with Cheryl Coghlan with you. I met Cheryl at a point of desperation. My husband & I had enjoyed our home for 35 years, but it was time to sell, and my husband was reluctant to leave. My husband had 2 friends who were real estate agents, in addition to having met with other agents whom he had refused. What stood out about Cheryl and separated her from all the other agents is that she was more concerned about us then herself. Cheryl immediately understood how overwhelmed I felt about the task ahead of me. She gave me focus, identifying patiently what the priorities were, providing lists, suggestions and contact information for the trades’ people I would require to complete the work that needed to be done. When my house was decluttered, Cheryl helped with ideas on how to present my house to its best advantage. When I communicated my concern about my indoor cats escaping, Cheryl worked with me to ensure the safety of my pets. Cheryl was in sync with my needs from the day she met me. By coincidence my next door neighbours, who were in a similar situation as us, decided it was also time for them to sell their house. I had suggested that we use the same agent, but they had already signed with the “neighbourhood expert” (who had tried to sell their house two years earlier & failed). My neighbour was constantly stressed out. She remarked, “How come your agent is always there?” Her agent was never there. On the day of their first open house, another agent was sent to host the event and for an unexplained reason had to leave the open house briefly, leaving my neighbour to meet the people coming to the open house. Not only was Cheryl at every open house, she never put me or my husband in a position that we weren’t comfortable with, and often went out of her way to lend a helping hand with last minute details as we prepared our house for showings. I think very highly of Cheryl. The style in which she acts, interacts and handles business instills confidence in her ability to handle any situation. I followed her recommendations without fear, and all the while felt like I had a sister beside me. I always knew Cheryl’s primary concern was our well being. I will always recommend her and take every opportunity I have to tell of my experience with her. I would strongly recommend Cheryl to anyone looking for a customer focused agent who offers extraordinary service.

It is with gratitude and pleasure that I share comments on my experience with Cheryl Coghlan, both as my selling and listing realtor. My first experience with Cheryl was when I wanted to move to Toronto to be closer to my daughters and grandsons. Not an easy task especially since I was determined to find exactly what I wanted. This is where Cheryl's litany of virtues started to shine through. She has a perfect balance of professionalism, good humour, understanding, diplomacy and patience which was needed as I kept saying "I will know it when I see it". In addition, she wasn't afraid to point out potential issues. We viewed an incredible number of homes before I found the perfect gem. This led to the sale of my house which needed to be listed and sold as soon as possible. The experience at each stage of the sale was excellently handled by Cheryl. She gave suggestions for staging, had a home inspection completed with followup to remediate any issues, use of a professional photographer to mention a few of the touches she brings to her clients. She maintained communication with me during the whole process of showings and was always available to answer my questions. During this phase, all these tasks were accomplished with competence and integrity. My home was sold very quickly. Mission accomplished. Not long after I bought my condo, my 99 yr. old mother hurt her back and hip. The result was an extended stay in the hospital and she would need to move to a retirement residence when she was released. Once again Cheryl came to my rescue. Her knowledge and understanding was my anchor. I am pleased to say that she worked her magic for my mother as she did for me. I found working with Cheryl a joy and knew she was there to help me every step of the way. She emanates a sense of trust-worthiness that makes you feel very secure during what is, without a doubt, a very involved process. This letter is meant as a true representation of our experience working with realtor Ms. Cheryl Coghlan. Our family worked with Cheryl on selling my sister’s condo after she had to move into a retirement residence in February 2017. Both my daughter and I had very little experience in real estate transactions and felt overwhelmed with the task of emptying it out and getting the best possible price for the condo. We invited Cheryl to the condo in April 2017 and she offered some excellent preliminary suggestions on getting the condo in saleable condition. We agreed on a June 1st listing date as Cheryl pointed out the benefits of getting to market during this period. Unfortunately June 1st came and we were not even close to being finished emptying the contents of this condo. Cheryl completely understood and told us it was okay to move the listing date later into the summer. She never once pestered us to move faster, she gave us a few phone calls throughout this period to offer moral support and solutions to issues we were running into. It took us until the end of October to finally pass the keys onto Cheryl to list the condo. As soon as this happened, Cheryl moved into full gear immediately. She arranged tours of other condos for sale in the building so we could compare the asking prices with what was offered for that money. She also provided an historical sales analysis of the specific building and neighbourhood, then gave us strategic, well thought out options to list the condo at the “right price”. She always listed the pros and cons of each suggestion so we understood any pitfalls that could arise. The next day, she had the photographer there to take pictures and had us review the listing and the features of the condo. By day 3 we were listed on MLS. Less than 10 days later, we sold the condo for a selling price that we were extremely happy with. Since it wasn’t our condo we felt a lot of pressure to get this right for my sister. Working with Cheryl was definitely the right call. She has treated us like family, put herself in our shoes, helped us easily navigate the real estate world, and patiently answered any questions. We wouldn’t hesitate to recommend Cheryl to anyone looking to buy or sell a property. We will definitely hire her again in the future.
